Before you sell

The questions owners actually ask.

Most owners sell a facility once. These are the things we talk through on the first call.

"What will I owe in taxes?"

We can structure timing and payments to work with your CPA's plan, including 1031 exchanges.

"What happens to my staff and tenants?"

We buy off-market and keep things quiet, and we'll discuss continuity before anything is announced.

"Can I keep my business name?"

Branding, websites and non-compete terms are part of the conversation, not an afterthought.

"Is now the right time?"

We'll give you a straight read on value today. If holding makes more sense for you, we'll say so.

FAQ

Straight answers.

Do you buy outside Florida?

Yes. We're based in Orlando and buy self storage and industrial property nationwide, in primary, secondary and tertiary markets.

How fast can you close?

Many deals close within 30 to 60 days. The exact timing depends on the property and due diligence, and we can work around the date you prefer.

Do I need to fix anything first?

No. Tell us the property's condition up front and we'll account for it in the offer.

What if my property has tenants?

That's fine. We buy vacant, leased and owner-occupied property, and we review existing leases during due diligence.

Will this stay confidential?

Yes. We buy off-market, and what you share with us stays between us.

I'm a broker. How do you handle commissions?

We protect your commission and confirm it in writing at the start of the deal.
